Vault fills in the gaps and makes up for failings in other parts of the home selling process. With the help, guidance and support of Vault, a seller can have their property title approved and legally ready for exchange of contracts in weeks rather than months. This saves time, money and a massive amount of worry and stress.
Your pre-approved pack is stored within your own Vault. Aside from your answers on the property information form, the remaining documents are all public record obtained and collated from various sources. You can control who your pack is shared with. Of course, the very idea is to give the buyers and Solicitors access to all the upfront information they need which will involve sharing this information.
The pack can either be updated when necessary, or for no additional cost Vault will create you a Property Logbook, held within Vault indefinitely. The Logbook will hold copies of your title documents and all other information collated by Vault when preparing the pack. You will have exclusive control of your Logbook and can add to it, as you make improvements to your property. This means that, at whatever stage the property is sold in the future, you have a pack ready to go, in one place.
6 months. After this time, it can be reassessed and extended for an additional charge of just £50.
Part of the approval process looks for defects and offers solutions where necessary. Most minor defects can be covered by Indemnity Insurance which we will give you quotes for. More significant problems can be remedied by our legal team, but this would be chargeable depending on the scale and complexity of the defect. It is better (for everyone) that Vault identifies these at the beginning, than to find out there are problems 2 months into a transaction.
Currently no, this service is for Freehold properties only, however we are currently working on a solution to significantly speed up the conveyancing process for Leasehold properties also.
